In the last two months, the real estate market in GIFT City, Gujarat, has witnessed a dramatic surge in Non-Resident Indian (NRI) bookings, according to real estate developers. The recent easing of liquor laws was the final piece of the puzzle that has made GIFT City more attractive to NRIs.”

Vadodaria further highlighted that the real estate market in GIFT City has appreciated by 40-60% over the last year. Such substantial returns are difficult to find elsewhere in the world, particularly for NRIs who face modest returns due to low interest rates in their countries. As a result, GIFT City offers a lucrative opportunity for securing capital and achieving high returns, despite the depreciating rupee.

Dual Investment Zones: SEZ and DTA

GIFT City features two primary investment zones: the Special Economic Zone (SEZ) and the Domestic Tariff Area (DTA). The SEZ area typically requires larger investments with a longer exit horizon, offering fixed returns of at least 9% annually, which appeals to NRIs seeking premium returns. On the other hand, investments in the DTA are smaller and often supported by bank loans.

Both the Shivalik and Shilp Groups, prominent real estate developers in GIFT City, report similar trends in their projects. Taral Shah, Managing Director of Shivalik Group, noted, “Due to the prevailing financial conditions in the US, many motel operators are looking to divert 20% of their funds to GIFT City. I have met several motel owners who are now looking to invest significantly in our residential and commercial projects in GIFT City.”

Growing Interest from Global Investors

Yash Bhrambhatt, founder of Shilp Group, mentioned that GIFT City is attracting investors not only from Gujarat but also from the US, the UK, Dubai, and Africa. “Currently, NRIs make up 20% of our investor base. GIFT City is developing rapidly and is expected to grow exponentially over the next five years. This rapid development attracts those looking to make quick profits in a short time,” Bhrambhatt explained.

Real estate consultants also emphasize the steep rise in property prices in GIFT City. Jigar Mota, head of transactions (Gujarat) for Cushman and Wakefield (C&W), noted that residential property prices have risen by over 45% within 1.5 years. “A square foot of residential property in GIFT City now sells for Rs 8,000, compared to Rs 5,500 two years ago,” Mota said.
